I need tips for choosing a house plan to build the least expensive home that I can.?

Does having the plumbing clustered help? How about straight lines for walls and roof? I don’t want to spend any more than ,000 to build a 1500 sq. ft. home. I’m going to contract the building myself.

Check out the articles in the resource section of this home plan website. Read the ones for choosing the right home plan. A couple of them really make you think about what you want to include in your house. For example, will you really need a living room and family room or can you get by with one or the other? They are just things for you to think about so you don’t waste money and space when you build.

I have a 20×28 ft sq home i built, for less than 10,000
cluster the plumbing, cut down on number of windows,
have 2 ex doors, its a box shape,

Yes – straight lines are cheaper:, the home building contracting books available at the library make a calculation off of the number of corners on the house as part of the calculation. Slab is far cheaper than a basement but I prefer the extra $5-8k of the basement. $80k for 1500 feet sounds reasonable but depends WHERE you live: These contracting books will also give you the locality calculation.
Another recommendation, look for plans that are easily expandable or modified in the future. Hence, the basement for future bedrooms, bathrooms, etc. Also, walls that can be knocked down or added to make easy changes to the layout.

Either a yurt or a stilt house are not only the most economical, they,re also durable in high winds like hurricanes and are extremely strong. The yurts have kits you can get. And people like something nobody else has so the selling features on both are high.

Finding Home Floor Plans for Free is a great place to start. However one needs to be careful with such home plans because as you mentioned, there are many items to consider such as having plumbing back to back and keeping straight roof lines.

Custom new home plans takes a lot of consideration from a lot of different angles. Where does a person go to find All The Steps illustrated clearly for new home plans is I think what you are after although this would take a book of information to answer
The Home plans for free site is a great place to start, although the site is fairly new and built in a frame platform that only Internet Explorer handles properly.
It is a neat growing site that needs work. Other sites include Cool Plans, Amazing plans, HomePlans, Gardner plans also known as DAG, and Garlinghouse which I believe recently teamed up with homeplans all provide good tips on home plan design although their focus will be directed at selling you their plans.
The library is another great source of information looking through plan books.
Keep In mind your roof design should allow a home addition at a later date if a small home is being constructed. Having the home match the surrounding homes is also important to ensure you could resale the home as people do sell homes every 7 years or so even when they did not plan on this.
