I am a 25 year old single mother with a 10 month old son. My goal is to buy a house in 5 years (depending on the market, of course). I currently have bad credit, but have steadily been improving it. In 5 years, I will have paid off my first auto loan. I have been at my job for 6 and a half years and do not plan on leaving. I plan to have 15% to put down, would like to have 20, but we will see how it goes. Any other tips?

Me and my husband are looking into buying our first home. We want a 30 year fixed rate mortgage. The problem is, in our area you can’t buy a decent house in a decent neighborhood for much under 0,000. That puts our monthly payments around ,000, give or take (including taxes and insurance). However, I was just laid off and we would like for me to stay home. My husband only makes about ,000 a month, so we would like our payments to be around 0 a month.

We recently learned you can buy down your interest. We should have funds to do that. But we found this out from our real estate agent, not our lender! We’re just wondering what else is out there we don’t know about. We are looking at getting a first-time home-buyers and looking into rural development programs. Any more tips?
