Thinking of buying a house next year, any tips?

I’m 24, working 2 jobs now and living in my parents basement. But I want that to change. I want to live in my own house by next year sometime. Now I just opened up a savings account and have been investing for 6 years but need some advice on my first home. I’m looking for a nice 2 bedroom house in St. Catharines, Ontario, Canada.
But I’m still not too sure of mortgage payments or how much a decent house will cost. Could you give me some pointers?

You are a bright child. This is your first property so you will get some help from the Govt. Ask your local real estate pro’s what’s available for you. The winter season is always the best time to buy!! People stop house hunting in Nov.(holidays, kids are in school, just too much on their plate I guess) This is your chance to get a killer deal. Sellers get desperate and will usually accept much lower offers. Once you are in your house, paint, put new moldings, make it look nice. Summer time refi, take money out of your house and do it all over again in winter.
I was 23 when I bought my first house. Buy as many as you can and you will retire by the time you are 40. Good luck, and remember, you gotta have balls. Don’t let anyone tell you not to buy a house you see money in. You won’t regret it!
